Deepblocks spent seven years building software that digitized property, zoning, and demographic data across more than 300 cities. That work created the foundation for our deal flow systems today: city-scale property records, zoning interpretation, demographic context, development-capacity logic, and market-level filtering.

Creating the Property Universe
Deepblocks applies your criteria across parcel data, zoning, demographics, public records, listing sources, market context, comparable activity, and development-capacity logic to produce a focused property universe for each market we monitor.
That search can begin with a single municipality, expand across a county, or cover multiple counties and strategies, depending on your plan and the availability of matching opportunities.
AI Agents Monitor the Market
Once the property universe is defined, Deepblocks deploys AI agents to monitor whether matching properties come up for sale or show relevant off-market signals. These agents run continuously: when a property that fits your criteria appears as an active listing or produces another relevant signal, it is flagged for review.
For on-market deals, the listing is included with the package. For off-market leads, the record includes the lead source, property context, and the signal that made the opportunity relevant.
Analyzed With Your Assumptions
Every qualified opportunity is analyzed using the assumptions your team wants applied, including construction and renovation costs, rents, sale values, vacancy, operating expenses, loan-to-value, hold period, exit assumptions, unit mix, development program, and target returns.

Every qualified opportunity is delivered in AIM, our deal-review CRM built for Custom Deal Flow. Think of it as a CRM built for deals and leads instead of contacts, where every opportunity is tracked, analyzed, and moved through your pipeline.
Each record can include the map location, property summary, source listing or lead reference, live Developer model, pro forma, PDF report, notes, labels, and review status. AIM gives your team one place to open each opportunity, review the assumptions, adjust the model, compare opportunities, write notes, and track which ones are moving forward.
AIM can also connect to external data services through API integrations, such as owner contact data for off-market outreach. These integrations are available on request, and any third-party API costs are passed through to your team.
