Let’s unpack how this information can be immediately beneficial when assessing different parcels across Miami.

I’ve been testing Maps for some time, and immediately began to uncover some significant possibilities on how to maximize the ease and utility of the application for professional use. For now, I’ll focus on one: Total Gross Buildable deltas.  

Maps offers users the ability to quickly identify underbuilt sites by simply selecting a parcel and then comparing the Existing Building Area and Total Gross Buildable. This is commonly different, immediately identifying parcels of potential value. The larger the discrepancy between the existing and the total buildable, the more underutilized the existing asset is¹.

Below, I’ve found three parcels that have high area deltas in different zoning types, and one within an Opportunity Zone. After identifying the parcel, I simply logged into our Deepblocks Beta software to get a preliminary analysis and estimate of what the financial potential of the parcels is.
